FAAC Gate Motor Replacement: The Dallas Owner’s Guide

We keep FAAC-compatible gate motors on our trucks across Dallas, and most replacements run $850 to $1,600 installed depending on your model and swing versus slide setup. Same-day replacement is available for most residential FAAC units, and every job gets a written price before we unbolt anything. The usual way owners find us is simple: the gate worked fine for years, then one Dallas afternoon it hums, grinds, or just sits there while the keypad clicks and nothing moves. That’s almost always the motor or the control board, and on a FAAC unit the two are built to work as a matched pair, which matters more than you’d think.

Call (325) 225-5440

We’re an independent gate repair company, not affiliated with FAAC, but we carry and install their equipment daily. If your gate isn’t moving, the motor itself may not be the culprit. Sometimes it’s the capacitor, sometimes the limit switch, sometimes the board. But when the motor is done, the fix is replacement, not repair, and we’ll show you the failed part before quoting the new one.

Which FAAC Models This Applies To

If you’re in Dallas and own a FAAC system, you’re likely running one of three series: the 400 series (common on residential swing gates), the 750 series (heavier swing gates and light commercial), or the 844/845 slide-gate operators for driveway sliders. The motor assembly and board on a 400 won’t swap into a 750, and the mounting bolt pattern differs enough that an off-brand replacement rarely lines up without drilling new holes. That’s the compatibility gotcha we see most: a homeowner buys a “universal” FAAC-style motor online, then discovers the harness connector doesn’t match the board on their existing unit.

How to identify yours: open the operator cover and look for the silver FAAC label. The model number is printed there, usually starting with the series number, followed by a string of digits like 400 CBAC or 750 CBAC. Snap a photo of that label before you call anyone. It tells us the motor type, voltage (most Dallas residential FAAC units run 115V, some older 400s run 24V), and whether you have a hydraulic or electromechanical operator. Hydraulic FAAC units from the 400 line tend to fail differently than the gear-driven 750s, and we’ll ask you which one you have.

On OEM versus aftermarket: FAAC OEM parts are the safe call, especially for boards and motors on the 750 and above. For the 400 series, there are quality aftermarket motors that perform well, but we’ve replaced enough of them to know which ones hold up through a Dallas summer and which ones cook themselves by August. We’ll quote you straight on both, and we’ll tell you honestly which we’d put on our own gate. The labor is the same either way, so the savings on a cheap part rarely outweighs the gamble.

Signs Your FAAC Gate Motor Is Failing

Some FAAC failures are sudden; most give you warnings. Here’s what we hear from Dallas homeowners before they call us:

  • The gate hums but doesn’t move. That’s usually the capacitor failing, which means the motor’s not getting the starting jolt it needs. On FAAC 400 units, this is the most common early warning, and it often gets misdiagnosed as a dead motor.
  • It moves at half speed or hesitates mid-cycle. A motor with worn brushes or a failing winding draws more current and moves slower under load. You’ll notice it more on hot afternoons, which in Dallas means you’ll notice it a lot from June through September.
  • The thermal overload trips repeatedly. FAAC motors include an internal thermal switch that cuts power when things get too hot. If the gate stops working after several cycles in the sun and comes back when it cools down, the motor’s on its way out.
  • You hear grinding from the operator box. That’s metal-on-metal inside the gearbox. On FAAC 750 series units, the plastic worm gear is the sacrificial part, and once it’s chewed, the motor keeps spinning but the gate doesn’t move.
  • The gate reverses randomly or won’t close fully. This can be a board or safety-edge issue, but on older FAAC units, a failing motor causes inconsistent encoder readings, which makes the board think the gate is binding when it’s not.

Anything on that list is worth a call. Ignoring a struggling motor means you’re months away from a gate that won’t move at all, and a FAAC motor that fails under load can take the board with it. Tell me what it’s doing and what it stopped doing, that’s usually ninety percent of the diagnosis right there.

Replacement Cost & What’s Included

In Dallas, a residential FAAC gate motor replacement runs $850 to $1,600 installed, parts and labor. The spread depends on your series model, whether we’re replacing the motor alone or the motor and board together, and whether your operator is a hydraulic 400 or a gear-driven 750. Slide-gate FAAC replacements run slightly higher because the gear rack alignment and limit switch setup take longer to dial in.

What drives the range: OEM FAAC motors cost more than aftermarket, and on 750 series units we strongly recommend OEM because the board and motor timing are matched at the factory. On a 400 series, a quality aftermarket motor can save you $150 to $250, and if your usage is light, we’ll tell you when that’s a fair call. We also inspect the capacitor, limit switches, and board at the time of replacement, because a motor swap on a system with a tired capacitor is a repair that fails again. The Kingswell Guarantee covers the parts and our labor for 365 days, and it’s written on the invoice, not implied. If the repair fails inside that period, we return and correct it at no charge. The price is quoted in writing before any work starts. That’s the Kingswell Way: say the price before the work, show up in the window we gave, leave the place cleaner than we found it, put the guarantee in writing, and come back if it fails.

DIY or Call Us?

Here’s the honest split: you can safely check the breaker, check the operator power switch, and look at the gate’s path for obvious obstructions. But a FAAC motor replacement is not a DIY job, and that’s not gatekeeping, it’s the wiring and voltage. These motors run on line voltage, and the control board carries live current even when the gate isn’t moving. A wrong wire landed on the board can fry a $400 board in one second, and a misaligned limit switch on an 844 slide operator can send the gate into the end stop hard enough to break the gear rack. We’ve seen both happen, and each one cost more than the original repair would have.

If you’ve got a multimeter and experience with 115V circuits, you can test the capacitor and confirm the motor’s dead before calling anyone. But once the diagnosis is made, let us do the removal and install. We arrive with the right motor, the right connectors, and the tools to have the gate cycling again the same day. If you’re not sure whether it’s the motor or something simpler, call us at (325) 225-5440. We’ll troubleshoot over the phone before anybody rolls a truck, and the quote for the visit is free.
