Recent Transformations

Collapsed Cantilever Slide Gate, Far North Dallas

Before: collapsed cantilever slide gate resting on its rollers in Far North Dallas
Before: the gate had jumped its track and was resting on the guide rollers.
After: repaired cantilever slide gate rolling smoothly again
After: new rollers, realigned track, and the gate rolls with one hand.

The problem: a 24-foot cantilever gate off Iron Horse Trail had sheared two guide rollers and dropped onto the concrete pad. The owner had been opening it manually for three weeks, which is not something anyone wants to do in a Dallas July. The fix: we pulled the gate back onto new rollers, replaced the damaged truck wheels, and set the counterbalance so the gate no longer lists toward the street. The result: it rolls open and closed with a push, and the repair carries our 365-Day Done Right Promise in writing.

Dead LiftMaster Operator on a Residential Swing Gate, Lake Highlands

Before: old LiftMaster gate operator with corroded wiring in Lake Highlands
Before: the original LiftMaster arm had seized, and the control board showed a constant fault.
After: new LiftMaster operator installed and wired cleanly
After: fresh operator, tidied low-voltage wiring, and a board that boots up the first time.

The problem: a double swing gate in Lake Highlands had a LiftMaster actuator, the motorized arm that actually pushes the gate open, that had seized after years of rain getting past a cracked housing. The gates were dead weight. The fix: we swapped the actuator, which for a swing arm of that size runs roughly $600 to $1,300 parts and labor depending on the exact model, and re-soldered the low-voltage connections at the board. The result: both leaves open and close in sync again, and the homeowner got a written price before we touched a bolt.

Misaligned Electric Gate with Safety Sensor Faults, Oak Cliff

Before: misaligned electric gate with dangling photo eye wiring in Oak Cliff
Before: the gate would reverse mid-cycle because the photo eyes had shifted out of line.
After: aligned safety sensors and a gate that closes completely
After: aligned photo eyes, re-embedded posts, and a gate that actually stays shut.

The problem: in Oak Cliff, a single swing gate on a pier and beam post had drifted enough that the safety photo eyes at the base were no longer pointing at each other. Every time the gate started to close, it thought something was in the way and reversed. That’s not a sensor problem, that’s a post problem. The fix: we reset the hinge post in fresh concrete, shimmed the gate leaf back to level, and re-aimed the sensors. The result: the gate closes fully every time and the sensors trip only when something is actually there, like they’re supposed to.

Fallen Vinyl Driveway Gate, Mesquite Side of Dallas County

Before: fallen vinyl driveway gate lying in the grass near Mesquite
Before: the hinge post had rotted at the base and the entire gate leaf was on the ground.
After: vinyl gate rehung on a new steel post
After: new steel post, the same vinyl panels, and no more dragging across the gravel.

The problem: the gate leaf on a residential driveway out toward Mesquite had a wooden hinge post that gave up. When it went, the gate took the pickets with it and left a nice scratch across the owner’s truck bumper. The fix: we set a new galvanized steel post in the same location, transferred the existing vinyl panels over, and replaced the hinges with heavy-duty adjustables. Full post replacement with a new gate leaf typically falls between $900 and $1,900 here depending on width and material. The result: the gate is square and swings clear of the driveway, even when the clay soil does its usual Dallas expansion dance.

Security Gate Strike Plate Repair, Medical District Commercial Property

Before: worn strike plate and bent latch on a commercial security gate near the Medical District
Before: the maglock strike had been shimmed so many times the latch no longer caught cleanly.
After: new strike plate and latch working together
After: new strike plate, re-aligned latch, and a gate that locks on the first try.

The problem: a commercial property near the Medical District had a pedestrian gate that staff had to hip-check to get it to latch. The strike plate had worn down over years of use, and the previous repair had stacked washers behind it, which worked for about a month. The fix: we cut out the old plate, welded in a new one, and adjusted the latch throw so the gate locks without a body slam. That kind of repair usually falls in the $250 to $550 range, and it’s the difference between a gate that keeps people out and one that just looks like it does.

FAAC Hydraulic Operator Rebuild, Preston Hollow Estate Gate

Before: leaking FAAC hydraulic gate operator in Preston Hollow
Before: the hydraulic reservoir had a slow leak and the gate moved like it was tired.
After: rebuilt FAAC operator with fresh seals and fluid
After: fresh seals, new fluid, and the gate swings at full speed.

The problem: a Preston Hollow estate had a FAAC hydraulic operator that had been leaking fluid onto the pad for months. The gate still moved, but it was getting slower each week, and hydraulic fluid on concrete is a slip hazard. The fix: we rebuilt the cylinder seals, flushed the system, and refilled it to spec. A rebuild like that runs roughly $500 to $1,100, which is a lot less than a full operator replacement. The result: the gate moves at the speed it did when it was installed, and the concrete is no longer a skating rink.
