A BFT gate motor replacement in Dallas typically runs $650 to $1,250 installed, depending on your model and whether we’re swapping just the motor or the full operator assembly. We stock BFT-compatible motors and control boards on our trucks, and most single-gate swaps are done in under three hours. The usual discovery goes like this: the gate starts hesitating, then one morning it hums but won’t move, and finally it’s dead silent with the keypad blinking like nothing’s wrong.
That silence is the motor or its capacitor giving up. BFT systems are well built, but the North Texas heat pushes every component harder than the manufacturer’s test lab ever did. Dean Prescott, our owner, says Dallas summers age a gate motor roughly twice as fast as a coastal climate does. The good news: a BFT motor replacement is a same-day job when we have your model on hand, and we usually do.
Portcullis Gate Repair Dallas is an independent service provider, not affiliated with BFT. We work on their equipment because it’s common across Dallas neighborhoods from Lakewood to Plano, and we’ve been doing it since 2008.
Which BFT Models This Applies To
BFT makes swing-gate and slide-gate operators across several series lines: the Phobos, Icaro, Deimos, and Rigel swing arms, plus the Ares and Sub family for slides. Within each line there are sub-models rated for gate weight and duty cycle. The wrong motor on a heavy gate is a four-month repair, not a fix.
Here’s what matters when matching a replacement: find the silver label on the operator housing or control box and check the model prefix and voltage. Most North Texas residential installs are 115V, but we see a surprising number of 230/400V three-phase units on larger estate gates in Preston Hollow and Southlake. The voltage determines whether we can use a standard residential motor or need to order the commercial-spec part.
OEM BFT motors are the safest match, but we also stock quality aftermarket equivalents for the older Phobos N and Icaro N lines where BFT has long discontinued production. On any replacement, we always quote the OEM option first and tell you if an aftermarket equivalent is a sensible downgrade in price without a downgrade in lifespan. There are brands we won’t install because they fail inside a Texas summer. We’d rather tell you it’ll take two extra days than put one of those in.
One compatibility gotcha worth knowing: BFT changed the encoder wiring between the Phobos N and the newer Phobos N BT. They look nearly identical from the outside, and a motor that bolts right up will fail to initialize if the encoder doesn’t match the control board. This is the single most common misdiagnosis we correct after another company has already charged for a motor that wasn’t the problem.

Signs Your BFT Gate Motor Replacement Is Failing
- Gate hums but doesn’t move. That’s the start capacitor giving out, which is the part most stressed by the Dallas heat. Replacing the capacitor alone sometimes buys another year or two, but when it fails twice in a season, it’s the motor.
- Gate opens halfway and reverses. Usually the motor’s encoder or limit sensing, not the obstruction detection. BFT operators count encoder pulses to know where the gate is, and a worn motor bearing will throw that count off and confuse the board.
- Oil or grease weeping from the gearbox seam. That’s the motor’s output seal going. Once the gearbox runs dry, the motor strains and burns out faster. The streak of dark fluid on the operator arm is the tell.
- Intermittent operation that matches the time of day. In a Dallas July, a BFT motor’s thermal overload will trip during the hottest hours and reset after dark. This is the motor telling you it’s overheating internally, and it only gets worse.
- Burning smell near the operator after the gate cycles. Winding insulation is degrading. That’s not a repair-it-later situation; if the winding shorts fully, it can also take the control board with it, which doubles the replacement cost.

AfterReplacement Cost & What’s Included
For a standard single swing gate, a BFT motor replacement in Dallas runs $650 to $950 for residential models like the Phobos N or Icaro N, including the motor, labor, and recalibration. Larger gates that need a Phobos N BT or a commercial-rated motor run $950 to $1,250. Slide gate motors using the BFT Ares or Sub family land in a similar band, usually $800 to $1,100 installed.
Here’s the breakdown so there’s no surprise at the door:
- Motor part cost: $350 to $700, OEM BFT or a quality equivalent we will stand behind
- Labor to swap and recalibrate: $300 to $550, which includes setting travel limits, force sensitivity, and encoder sync
- Control board replacement if the motor took it down with it: $250 to $450 additional, quoted separately before any work starts
Every quote is written and agreed before we unbolt anything. That’s part of the Kingswell Guarantee: a written price before any work starts, a real arrival window, a clean job site, and a written guarantee on the repair. If the repair fails inside 365 days, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s stamped on every invoice.
DIY or Call Us?
You can safely check a few things before calling: confirm the breaker isn’t tripped, make sure the keypad or remote has fresh batteries, and look for any visible obstruction in the gate track. Those checks take five minutes and they rule out the simple stuff.
Past that, this is not a comfortable DIY job. The motor and gearbox sit inside a housing with live 115V or higher wiring, the gate arm holds spring or hydraulic tension in some configurations, and a gate that weighs 400 pounds moving unexpectedly is dangerous. The wiring mix-ups we correct most often after a failed DIY attempt involve the capacitor and the limit switches, and a reversed capacitor connection can fry a brand new board on first power-up. If you’ve checked the simple stuff and the motor still isn’t right, call us at (325) 225-5440 and we’ll get someone there with the right part for your BFT.
FAQs
In the Dallas climate, a residential BFT motor typically lasts 7 to 10 years if the gearbox seal was never compromised and the limit settings weren’t forcing the motor to stall at each cycle. Gates that are oversized for the motor or constantly cycling in apartment settings wear out in 4 to 6 years. Dean’s rule of thumb: if the motor made it past eight Dallas summers, it doesn’t owe you anything. Call (325) 225-5440 and we’ll tell you if yours is worth stretching or if replacement is the honest call.
Sometimes, yes. If the failure is the start capacitor, the encoder, or the seals, a component-level repair runs $150 to $350 and can buy a year or more of service. If the windings are burned or the gearbox is dry and scored, replacement is the only reliable option. We’ll open the unit up and show you what we found before we recommend either path.
Most single-gate BFT motor replacements in Dallas are completed in 2 to 3 hours on site, including recalibration and testing. If we need to order a specific model or voltage that isn’t on the truck, it’s usually installed within 3 to 5 business days. We’ll give you a real arrival window before we come out, not a four-hour “sometime” window.
We stock the most common BFT residential motors and control boards on our trucks, and we keep a broader inventory at our Dallas shop. For discontinued series like the older Phobos N, we have aftermarket equivalents on hand. If it’s a rare model, we’ll tell you the order time before you commit to anything, and the written quote doesn’t change while we wait for the part.
