FAAC welding and fabrication in Dallas typically covers cracked gate frames, broken hinge mounts, bent operator brackets, and failed weld points on swing and slide gates. Most fabrication repairs run $280 – $650 installed, depending on steel thickness, access, and whether we’re welding in place or removing the gate to the shop. We keep a mobile welding rig on the truck, so many Dallas repairs are done the same day we diagnose the problem.
The call usually starts the same way: a gate that suddenly sags, drags on the concrete, or makes a grinding sound when the FAAC operator pushes it. The operator is still working. The steel isn’t. North Texas heat and clay-heavy soil movement put real stress on gate frames, and the welds are almost always the first thing to give. When a weld fails, the gate twists, the operator strains, and the whole system starts wearing itself out faster than it should.
Which FAAC Models This Applies To
We weld and fabricate for the full FAAC residential and light-commercial lineup you’re likely to find on a Dallas driveway: the 390, 391, 400, 412, 415, 770, C720, C721, S700H, S800H, and the newer E024U and E045 panels. The welding side of the job doesn’t depend much on the operator model. What matters is the gate itself: how it’s hung, where the load sits, and which bracket or frame section has failed.
Here’s the compatibility gotcha most owners don’t see coming: FAAC operators bolt to the gate through a specific mounting bracket geometry. If we’re fabricating a replacement bracket or re-welding a torn mount point, the hole pattern has to match your operator’s torque plate exactly. A bracket off by a quarter inch will bind the piston and burn out the motor. We measure and match on site.
On the OEM-versus-aftermarket question, our honest answer is that for brackets, hinges, and frame reinforcement, a properly fabricated piece from good steel is often stronger than the original factory part. The factory part was made to a price point. A welded bracket made from 1/4-inch plate will outlast it. For anything inside the operator itself, we use genuine FAAC internals.
Portcullis Gate Repair Dallas is an independent service provider and is not affiliated with FAAC. We stock parts for FAAC systems alongside LiftMaster, Mighty Mule, and Ghost Controls.

Signs Your FAAC Welding & Fabrication Is Failing
- The gate sags or scrapes the driveway. A broken weld on a hinge or frame joint lets the gate drop. The FAAC operator keeps working, but it’s pushing against misaligned steel, which shortens its life.
- You can see rust bleeding from a joint or bracket. Rust at a weld line means moisture has gotten between the weld and the parent metal. In Dallas humidity cycles, that rust expands and slowly cracks the weld from the inside.
- The gate shudders or jerks partway through its travel. A cracked bracket flexes under load, which makes the operator’s motion uneven. The jerk is the steel bending, not the motor hesitating.
- You hear a metal-on-metal squeal or groan when the gate moves. That’s usually a hinge with a broken weld or wallowed-out bolt hole grinding against the pin.
- The gate stops and reverses for no clear reason. The FAAC safety system can trip when a distorted frame changes the force profile the board expects. The board isn’t failing; the steel behind it is.
If any of these sound familiar, call us before the gate fully drops. A sagging gate eventually tears the operator out of its mount, and that turns a $400 fabrication job into a $1,400 operator replacement.
Replacement Cost & What’s Included
For Dallas homeowners, here’s what you can expect to pay for common FAAC welding and fabrication work:
- Hinge re-weld or reinforcement: $180 – $320 per hinge, done in place
- Bent or cracked operator bracket, fabricated new: $220 – $380
- Gate frame straightening and gusset welding: $300 – $550
- Full gate removal, shop fabrication, re-hang: $500 – $800
- Post replacement with new hinge plates: $450 – $900 depending on footing work
Every one of those numbers is a written price you get before any work starts, and it covers parts, welding consumables, labor, and cleanup. The range shifts based on steel thickness, how hard the gate is to access, and whether we can weld it on the spot or need to lift it off. Nothing gets welded until you’ve seen the number on paper. That’s the Kingswell Guarantee, and it’s stamped on every invoice we write in Dallas.

You can absolutely do the diagnosis yourself. Walk the gate line, look at every weld, and push on the frame. If metal moves or you see cracked paint around a joint, you’ve found the problem. What you should not do is fire up a welder on a gate that’s still bolted to a FAAC operator, especially a 400V or hydraulic model. Welding current can travel through the frame into the operator’s control board and fry it in half a second. We disconnect and isolate the operator before any arc is struck.
“Tell me what it’s doing and what it stopped doing – that’s usually ninety percent of the diagnosis right there.” That’s how Dean Prescott starts every call, because it works. Tell us the symptom, and we’ll tell you whether it sounds like a bracket, a hinge, or a frame rail before we even roll a truck. If it’s something you can safely tighten or lube yourself, we’ll say so. Call (325) 225-5440 and we’ll talk you through it.
FAQs
A properly executed weld with good steel and a decent paint or powder coat typically lasts 10 to 15 years on a residential gate in North Texas. The heat and humidity don’t kill welds directly. What kills them is the freeze-thaw and clay soil movement working against any tiny flaw in the original joint. If you own a swinging gate, keep your hinges greased and your concrete driveway joints clean, and the welds will hold their end of the bargain. Call (325) 225-5440 if you want us to inspect yours.
Usually yes, but we’ll be honest when re-welding isn’t worth it. If the steel around the crack is thin, rusted, or already re-welded once, the repair won’t hold and you’ll spend the same money twice. In those cases we fabricate a new bracket or add a reinforcement plate. You’ll get our recommendation either way, with a written price for both options.
Most single-point welding repairs, like a cracked hinge or a torn operator bracket, are done in 90 minutes to two hours on site. A full gate removal and re-fabrication takes a day or two. We’ll give you an arrival window when you call, and we show up in it.
We carry steel plate, bar stock, gussets, hinge rebuild kits, and the common FAAC bracket patterns in the truck. If you need a custom piece fabricated from scratch, we measure it on the first visit and return with the finished part, usually within a couple of days. Call (325) 225-5440 and we’ll tell you before we arrive whether we have what your gate needs.
